CMAR service: Construction Manager At Risk services

AES CMAR services can provide the large project manager with an effective and proven risk reduction plan.   CMAR services allow the project manager to deliver on cost and on time.  The process is straightforward.  You apply for CMAR service, (note: up-front fees are required), by submitting your existing documentation for review. 

AES experts will review your plans and provide various levels of service, such as validation of time schedules,  technical suitability of the plan, challenges analysis, and financial goals vs market realities.   At this point AES have the option to offeryou a CMAR contract for a fixed cost, with tight conrol over possible delays or overages.  If the CMAR contract is accepted, then AES will over-see the complete implementation of the process, with the contractual obligation to meet schedules and budgets.

CMAR service has long been one of the standard tools for the construction of large buildings.  In the building trade such relationships are important to attract investors.  In the data center engineering field a CMAR contranct, with a company like AES with years of successful military and federal government award execution, can provide higher level management that necessary projets will be successful.  Our service includes the highest level of security, and we are paid to be discrete and to assist in separating the real values from the political speeches of vendors.

Default Insurance & Bonding:

Data center relocations, office relocations, workstation relocationsInsurance for the typical Alacrity project include; On-site Professional Liability, On-site Errors and Omissions, Transport insurance, Surety bonds, performance bonds and payment bonds.  Many of these more specialized insurances and bonds are available directly through Alacrity, or may be purchased from a variety of easily accessible sources.

By default all Alacrity contracts include $2,000,000 P/L and E/O.  This insurance, which may include a COI (certificate of insurance), cover Alacrity crews in the normal operation of the project,( including; physical operations, and general ethics) while they are on the clients premises.  Transportation insurance is also provided to cover things that can happen on a public roadway, including; accidents, vehicle breakdown, fire, theft, abandonment, or other man made causes of injury.   Our default insurance policies do not cover acts of God, or damaged caused by government actions not related to taxes.

The value of this insurance is based upon the weight and general type of load, (more for computers and other sensitive equipment types), and generally reflects the replacement value, (as determined by market sources such as E-bay),  and depends upon the clients explicit assurances and Alacrity's assessments of the operational status of the equipment prior to the start of operations.

Our default insurance is generally from; TechInsurance, CNA, or the Hartford.

Clients may also discover that their in-force business insurance may cover many potential costs of operations or during transit.  If our insures determine that such insurance exists they will look to them first for recovery.

Note about COI Certificate of InsuranceIn many commercial buildings the owners have an explicit printed policy for the provision of a COI by movers.   If this requirement is not met prior to the start of operations our crews may be prevented from entering the building, or using key resources such as elevators and loading docks.  It is the responsibility of the client to determine if such a document is required, and communicate the requirements to Alacrity with sufficient time (usually 1-2 business days) to allow Alacrity to provide the COI customized to the owners criteria.  The owners criteria is usually limited to naming the actual building owner as the insured, especially in the case of damage to the building.  However, some building may require insurance coverage levels beyond our default levels.  If this is the case the price of the contract will be raised by an amount equal to our additional costs.

 
Optional Insurance & Bonding

Often clients will assess the value of the equipment based upon both original purchase price and specific intangibles.  These specific intangibles may include things such as the cost of setup and reconfiguration, sunk programming costs, loss of data control and access and un-archived data.   These intangibles can often push the value of the equipment to many times the replacement value of the equipment.

In these cases the client is encouraged to purchase additional insurance, either directly through AES or from a number of easily accessible sources.  Alacrity offers financial instruments such as specialized insurance for the movement of computers and other sensitive equipment.  This insurance covers many intangible costs, as describe above, over an above the replacement value of the equipment.   In the case of covered damage, a client can successfully make claims to cover the costs associated with bringing a set of computers back to an pre-operational state of functionality.

Alacrity can also provide a client with a variety of surety bonds.  

Contract Bond: Guarantee that Alacrity will adhere to the provisions of the contract.
Bid Bond: Guarantee that Alacrity will enter into a contract if their bid is accepted.
Maintenance Bond: Guarantee that Alacrity provide facility repair and upkeep for a specific time period.
Performance Bond: Guarantee that Alacrity will pay any sub-contractors or suppliers.

While in most cases these bonds are not required for business to business operations, (unless specified by either contract or national, federal, state, or other jurisdiction laws),  we can make such bonds available to our clients directly, or they are available from easily accessible independent sources.

 
   
Payment Bonding:

Where due to organizational payment rules or procedures, will not allow the client to follow our normally required retainer structure, which is time based where larger (sometimes even greater than 100%) retainers are required based upon the start date of the project and the contract approval, if the contract is for more than an amount based upon things such as materials, fuel, labor (usually 5-10K), a payment bond is required.

Payment bonds ensure us that you are able to pay, and that you will pay within a contractual time period.  These bonds must be fully funded prior to the start of pre-operations which expose us to 3rd party payment or credit obligations.  The cost of these type of bonds is generally from 1-5% of the entire contract amount.  These bonds can be purchased from numerous domestic and international bonding companies, or may be secured directly through Alacrity services.

Please note however, that the purchase of payment bond may not preclude you from either be required to fund or accepting the liability for 3rd party purchases, which would put the financial risk to Alacrity beyond acceptable limits, based upon the determination of the board of directors.
