Notes: |
Transport fees:
*Truck fee are based upon a 26
ft lift-gate truck and a maximum of 150,000 pound miles. Pound
miles is the weight of the load times the distance travelled
(i.e. 3,000 lb load X 50 miles = 150,000 pound miles).
Loads greater than 150K pound/miles will at our or the
customer's option, be carried by one of our partner carriers,
usually YRC Yellow Freight or other LTL or truckload carriers.
International shipments are
always carried by commercial shippers, generally as container
loads. Carrier rates are then applied. Our
international service includes the management of customs
documents, through a customs brokers, but all customs fees are
the responsibility of the customer. |
Storage fees:
Storage exceeding 1 week will be based
upon local rates. We can provide a local storage location,
you will be billed at our flat administrative rates of $175 per
hour to obtain a suitable storage location for your equipment.
If you are obtaining storage for your equipment we will need to
know how long the equipment will be stored and if the equipment
will be stored for sale.
We can also provide you with a suitable container for purchase.
A used or refurbished container delivered anywhere is about
$6,000 USD. These rates may vary based upon location and
the current container market.
|
Rigging fees:
REM engineering crews are equipped to
handle most simple rigging tasks, including overcoming obstacles
less than 18" high. For more extensive tasks, our crews
follow strict OSHA guidelines and employ the appropriate
equipment for the task. This includes scaffolding, cranes,
man-lifts, etc.. Rigging equipment for a particular
project is generally rented from a company like Sun Rentals and
the fees for both usage, delivery and pickup are invoiced
directly without additional charges.
The engineering of most rigging projects
is insignificant and is included in our engineering crew rate.
When engineering studies, architectural studies (including
blueprints) are required, the client is liable for time,
materials, and other costs. Time is invoiced at .5 of the
current engineering crew rate.
|
Freon management Fees:
The release of Freon into the environment
is a federal and often a local civil offense. Freon is the
active green house gas in most cooling equipment, including;
freezers, refrigerators, fluid cooling systems, some ice
machines and air conditioners. Freon should be captured at the
source when such equipment is dismantled. Plug in systems
such as reach-in's can generally be moved without Freon
re-capture. Most walk-in systems require Freon re-capture.
REM engineering and utility crews can
re-capture Freon during the move for a flat fee negotiated at
agreement, usually $500 will cover all equipment.
There are also many local firms, that can
be found on the internet, that will manage Freon capture .
Note: There is a $10.000 EPA bounty on
Freon mis-management..
|
Equipment prep and cleaning fees:
Many industrial scale machines such as
mixers have substantial volumes of lubricants and other toxic
chemicals as a part of their operation. All REM crews can
accommodate the prep of such equipment, while an engineering
level crew may be required in some cases.
We recommend that you look for resources
on the internet that will explain and sometimes demonstrate how
to prep a particular piece of equipment.
All REM crews are also capable of steam
cleaning the equipment prior to relocation, but such service
must be requested at contract..
|
Site review fees:
We like to perform, free of charge,
site reviews within 2 days of the start of the project.
This allows us the best view of the work to be done. If an
early site review is required there is a $500 fee, which is
refunded on the final Invoice.
We do request an equipment list, and
possible pictures of the site, to estimate the crew type and
hours that will be necessary to complete the project. |
*Crew
Composition Notes:
The addition of specific skill sets is determined
during site review, or by election of the customer.
Journeyman skill levels are granted by the engineering
supervisor based upon at least 2 years of verified employment by
a locally certified firm.
Complex plumbing including changes in floor height, new lines,
etc.; often requires locally certified plumbers (to meet local
administrative laws or regulation), which will be sub-contracted
as required.
Complex electrical tasks including;
running new lines, changing line voltage, etc.; often requires
locally certified electrician (to meet local administrative laws
or regulations), which will be sub-contracted as required. |
General contractual conditions:
1.
Due to the nature of our industry, which includes many
misstatements and negotiations during and after the project is
completed, we have included all relevant written communications
in the agreement, to avoid misunderstandings.
2.
We
will make every reasonable effort to both control your costs and
satisfy the technical requirements of the project.
3.
The signed contract does not obligate REM to start or complete
the project if the required retainer is not securely paid.
4.
The percentage of retainer required is based upon the number of
lead days to the projects start date after the retainer is
received, not the date of the signed agreement.
5.
Un-retained projects will not be put on the formal schedule
until the retainer requirement is completed in a secure form.
6.
Federal government clients are generally excluded from retainer
requirements if a contract award is in place.
7.
During project execution, if the client or client agents prevent
REM employees from performing a task for any reason other than
safety, you remain liable for that work under a flat fee
contract.
8.
If
the contract is specified as a flat fee contract, as opposed to
a time & materials contract, then the balance of the agreed
contract maximum is required to be paid at the physical
completion of REM's portion of the work. This means that if
there is a sub-contracted commercial shipper that is actually
transporting and delivering the equipment, furniture, etc., then
REM is FOB (free on board) after successful pickup by the
subcontracted shipper, and payment is then reasonably
immediately required.
9.
If
REM is delayed or prevented from completing the tasks outlined
by the contract, by extraordinary conditions such as legal or
administrative action, then REM is entitled to increase all
contract amounts to cover our additional costs.
10.
If the project is
interrupted by things beyond the control of REM, such as weather
or dangerous local conditions, and the project must be restarted
after a delay of more than 1 business day, a restart fee may be
charged to cover REM’s additional costs.
11.
If the agreement is a
time and materials basis then our standard terms will apply to
payments. On a time and materials contract is
the client’s responsibility to monitor their costs on a constant
basis.
12.
The client may request a
short report by the REM supervisor, which contains the best
estimate as possible at that time.
13.
If the client determines
that the costs are greater than can be justified or paid, then
it is the client's responsibility to inform the REM supervisor
as soon as possible to stop further expenses from being
incurred.
14.
If payment terms are
violated then the REM supervisor will then have the option, or
accept corporate orders, to execute a mechanics lien, as allowed
by state, federal or local laws, on the equipment! A mechanics
lien is a method to insure payment by holding control of your
equipment, until payment is completed, if balance due is greater
than $500.00.
15.
There are fixed storage
costs for goods held under lien which is based upon such factors
as duration, size, weight, and perishable nature of the goods.
16.
Payments must be made is
a secure and verifiable method which includes credit cards
authorization for amounts under $500, and either cash, bank wire
or certified business check for amounts greater than $500.
17.
According to the amount
of lead time provided for the project, and our current staffing
available to participate in the project, temporary workers may
be requited from the local area, using employment agencies,
internet posts, or other common means of recruitment in that
area.
18.
REM part-time
sub-contractors are covered by REM insurance, and REM is
responsible for their competence and effectiveness.
These employees are screened and vetted by REM before
they are allowed to participate in the project.
